Overview
Restspace is a programmable physical infrastructure platform that activates ghost capacity across cities. The system uses a proprietary spatial algorithm and AI-powered intent matching to connect users with nearby idle spaces, equipment, and vehicles in real time. AR+D led the full product lifecycle — from protocol architecture and AI system design through full-stack engineering and native mobile app development.
The Challenge
Approximately 40% of urban buildings and vehicles sit idle at any given hour — representing massive untapped capacity. Existing platforms rely on static listings and category-based search, failing to match real-time supply with dynamic user intent. The challenge was designing an intelligent protocol that goes beyond traditional marketplaces — activating ghost capacity instantly through AI-powered allocation, without long-term commitments from either side.
Our Approach
We built AI-first from day one. The core infrastructure protocol uses a spatial allocation algorithm that matches user intent to nearby available capacity in real time. Rather than browsing categories, users describe what they need and the system intelligently surfaces the best match. We engineered the full stack — backend protocol layer, AI-powered search, real-time availability engine, payment infrastructure, and a native iOS app with QR-based self check-in. The platform spans eight utility categories and 29 distinct capabilities across Rest, Work, Refresh, Store, Exercise, Connect, Move, and Events.
